Erection of a 1no. 3 bedroom detached dwelling with associated external works.

Our Response

The proposal site is located within the World Heritage Site (WHS) and is located at the junction of The Oval and Cedar Grove. No. 133 is situated on a relatively generous corner plot on the southern side of the highway.

The scheme would result in the loss of garden space; however, it appears that the character and appearance of the immediate vicinity would be sufficiently maintained, and both the existing and new dwellings would have adequate outdoor amenity space. It is recommended that the Local Planning Authority consider removing permitted development rights if they are moved to give permission. In order that any further potential impact on the corner site could be considered via the provisions of the planning system.

It is noted that in relation to biodiversity, the intention is to purchase off-site habitat units and that a certificate of sale would be provided to discharge a pre-commencement planning condition.

Given the above, BPT welcomes the proposed provision of 1no. additional dwelling in the city.
