Internal and external alterations for the energy efficient upgrade of single glazed windows with slim profile double glazing and reinstating original 6 over 6 Georgian fenestration design sashes.
33 Marlborough Buildings (No. 33) is included on the National Heritage List for England at Grade II. List entry number: 1395676 (30-34 Marlborough Buildings). The proposal site is located within the World Heritage Site (WHS) and the Bath-City wide conservation area. There are numerous listed buildings in the immediate vicinity and the character of the conservation area is mainly defined by polite eighteenth century dwellings.
It is noted that the proposal has been subject to pre-application advice from the Local Planning Authority (LPA).
If the officer is content that the windows (including glazing) subject to replacement do not contribute to the significance of No. 33, then their wholesale replacement is acceptable in principle. This should improve energy efficiency and be a move towards a more unified approach to multi-pane glazing across the wider terrace, and this is welcomed.
Though the size of the respective openings may vary to those on the floors above, perhaps consideration could be given to installing six over six windows to the basement windows of the front (principal) elevation in a future application.
Whilst not material to the determination of the application, the applicant could of course consider further energy efficiency measures across the wider building, in line with the ‘whole house’ approach, if they have not already done so.
