For clarity, note that the consideration of the application is generally limited to the retrofit elements.

Clarendon House is included on the National Heritage List for England at Grade II. List entry number: 1394458. The proposal site is located within the City of Bath World Heritage Site (WHS) and the Bath-City wide conservation area (CA). A number of listed buildings and structures are situated within the immediate vicinity of the property, chiefly to the north-east.

The character of the conservation area to the south-east of the proposal site (Beechen Cliff Road), is principally defined by houses, stone boundary walls and private garages.

With reference to the proposed solar panels, broadly it appears that the installations to the roof of the dwelling and the roof of the garage respectively, will not detract from the significance of the designated heritage asset. The arrays to the roof of the garage might be glimpsed in the street scene; however, if at all, it will be very limited. Of course, the officer will benefit from the opportunity of a site visit. Further, it is evident that the garage reads as a later functional and subservient structure.

With regard to the proposed replacement exterior doors and windows, though drawings at a suitable standard scale that depict the specific type of glazing and any associated joinery such as glazing bars, appear to be lacking, this aspect of the scheme appears to be broadly acceptable. No doubt the Local Planning Authority (LPA) will attach design conditions to any positive decision notice(s) as/where appropriate.
